Facilities management is a service provided by our team, we are on-call for a wide range of emergency roof repairs, including 18 care homes across the UK. Unfortunately, the sub-zero temperatures of the past month have damaged the mortar joints of two false chimneys at one of the care homes. In freezing temperatures the water can freeze and therefore expand, which can, with repeated cycles of freezing and thawing affect the structural bonds and waterproofing property of the mortar. To prevent any further leaking and damage to the property, the chimneys were temporarily wrapped and the remedial work was carried out two days later when the temperature was slightly warmer. Whilst we can work with mortar in sub zero temperatures with specialist admixtures and covering post work, if it can be carried out when the weather is 3 degrees and rising there is less chance of post installation cracking. 

With chimney flashing, whilst a mortar fillet is the cheapest option, a lead skirt detail is far superior in our experience. It is a more expensive material and is more labour intensive to install, but it offers a more robust longer lasting repair.
